
Building Owner Operator Legal Requirements For HRB's
High Risk Buildings (HRB) in England and Wales are required by law to be registered with the Building Safety Regulator and to maintain an ongoing record of the fire safety systems, procedures and equipment in place.

Fire Safety Information Exchange (FIREie) is a new concept developed specifically for BS 8644-1. It has been designed to serve as a digital container for fire safety information, so that information can be exchanged between relevant parties throughout the life cycle of an asset. FIREie provides a method for structuring the data to be used by recipients for whichever fire-related purposes they require. It also serves as a method of collecting document-based information that can provide further evidence to support the data being exchanged.
The Building Safety Act 2022
The Building Safet Act was revised following the Grenfell Tower tragedy to ensure that systems and responsible persons are now put in place and maintained to prevent similar failings..

The act applies to buildings that are at least 18 meters high or seven stories tall, and have at least two residential units. This includes care homes and hospitals that meet the same height threshold.

As a designer for buildings that fall under the terms of the Act it is important to be able to either lead a design team to deliver the models and safety equipment data required, or be enabled to supply this to a design team.
